Each renovation starts with our client having an on-site kitchen assessment and meeting of the minds your contractor. We then use technology to prepare a digital Work Estimate that is negotiated between you and your contractor.
The Renovation Work Estimate becomes the Renovation Work Contract:
- Expected Outcomes – checklist of work to be done and how to measure it’s completeness and quality of finish. These are derived from the “Expected Outcomes” segment of the Renovation Work Contract.
- Materials – detailed list of specific material, brand, finish and quantity to meet the expected outcomes, including source and price including cost, VAT and transportation expenses
- Labor – detailed list of specific project resource personnel required to complete the work of the expected outcomes including estimates of days required on-site, project outcomes to be worked on or completed by the resource and cost of the day-rate for the personnel resource
- Timeline – detailed dates of work to be completed in segments that represent logical chunks of work divided across a project, along with the start date and projected end dates, these also inform the payment milestones schedule
- Milestone Payments – detailed payments due according to the timeline, which outlines work that must be completed to unlock portions of the overall payment
- Conflict Resolution – our job is to make sure communication flows, milestones are met and issues are resolved as all of this is part of a kitchen or bath remodeling. We use language that indicates we will work diligently to resolve issues, but as equally important, we tie compensation to milestones and without the completed work, there is no additional payment to be made.
- Negotiables – short list of substitutions that can be negotiated to meet budget or timeline constraints in case of a could-not-be-seen event.
- Untouchables – short list of essential requirements that must be kept in order for the project delivery to be satisfactory. Missing these constraints are tied to reductions in compensation.
We will send the digital Renovation Work Contract to be e-signed between you and your selected contractor as well as set up the source of payments for the Work Contract “Milestone Payments” as these unlock. In case of increases in materials costs or other unforseen events, we try our best to find ways within the project to recover costs while maintaining quality. Early-on, we designate the “untouchable” and “negotiable” aspects of each project so we are equipped to properly manage the time and budget constraints of the Work Contract through the duration of the renovation.
Digital Payments Tied to the Digital Work Contract
Once you receive your digital Work Contract document for eSign, you will also have a button to “pay now” in your contract. Once this payment is made, it seals the contract as all parties have signed and money has been exchanged. You now will be able to view upcoming milestone payments, your project plan and project receipts all under “projects.larallay.com/my-account“.
This is also where you can create a ticket if there is an issue and we will work with you to resolve any problems. We can also create tickets if there is an issue you need to be aware of or if there are blockers on any task progress.
Final Signoff & Celebration
Once the Expected Outcomes checklist has its final checkmark, its time to celebrate a kitchen or bathroom renovation done exceptionally and a new place to enjoy with your friends and family.
